In partnership with ARCH and the City of Kirkland, Parkshore Juanita Bay is proud to offer affordable senior housing under the Moderate-Income Program allowing below market rents for those who qualify. The program is not a subsidized housing program as each resident is responsible for their full amount of rent each month.

To be income eligible, you must be at or below the income limits, depending on the number of persons in the household. Applicants will complete a Rental Application and Income/Asset Verification to determine eligibility based on the Screening Criteria.

Application Process: All household members must be age 62 or older. Each household member must provide documentation establishing their eligibility. Once your application is accurately completed, signed by all required parties and all required documentation is submitted, it will take 1-3 weeks to process your file for review and approval. If application completion or documentation submission is delayed, your move-in date may be pushed back.

ARCH Senior Affordable Housing

  • 5 units available
  • Floor plans:
    • One bedroom: $2,602/month one occupant and $2,946/month for two occupants. 
    • Two bedroom: $3,535/month and must include two occupants. 

All units are rentals where residents must be within 50% (AMI) area median income.

Amenities Included:

  • Access to all common area spaces: dining room, bistro, club room, lobby, fitness center, rooftop amenity space/garden
  • $500/month Resident meal credit: for use on breakfast, lunch or dinner
  • Housekeeping: vacuuming, cleaning, mopping and sweeping. Changing of bed linens every two weeks; tenant must provide a spare pair of linens.
  • Parking: reserved spot located in main lot
  • Storage unit
  • Maintenance: repair, maintenance, and replacement of equipment and furnishings
  • Mail: mailbox will be provided in a central location
  • Transportation: local transportation to designated shopping, medical facilities, and other local destinations on a regularly scheduled basis
  • Community programming: monthly social, recreational, educational and cultural programs
